Kapiwai #22’s Home Staging Lookbook

Take a peek into my Kapiwai #22 Home Staging Lookbook. Pauoa Valley’s lush surroundings and vibrant colors were the main inspiration for this Honolulu home’s staging design. Available Now – Newly Built Eco-friendly Home (4BD, 3BA, 2,500 sq.ft., 2-story).

Living Room Transformed Through Home Staging

Before (Top) & After Staging (Bottom)

What was once an empty, lifeless living room is transformed into an inviting gathering place where Buyers can picture relaxing with their family and loved ones. I staged with simple, classic furniture and a few accent pieces to bring a welcoming, at home feel to the space. Then I turned my attention to hanging artwork which add a splash of color to the living room and filled the large shelves with an assortment of charming items that represent island living.

Be Bold!

Dining Table

I staged the dining table in my new Kahala listing with bright magenta placemats and napkins; flatware with deep blue handles and ornate accents; and selected square plates to create a contemporary table that will catch a Buyer’s eye. Utilize Home Staging to infuse personality into a space and make a lasting impression.

Create Memorable Spaces for Children

Kapiwai #22

I designed the staging for one of Kapiwai #22’s bedrooms as a little boys room with a bright blue comforter and shark and whale bed sheets to give the space a fun playfulness while complementing Oahu’s sky and sea. I then designed a reading space with a furry stool, open book and teddy bear creating an adorable chair where mom and dad can read to their children. Showing Buyers what their life can be like is a staging essential.

Home Staging Elevates Kaka’ako Luxury Condo

I designed the Home Staging for Symphony Honolulu #4008 (2 BD, 2 BA, 2 Parking, Luxury Condo) to bring the beautiful tropical blues and greens from the land and sea  inside. As with all my listings, the home staging helps buyers feel an instant emotional connection to the property.

Liven Up Neutral Tones with Anthuriums

For island living, staging with Anthuriums bring a style and grace to Hawaii homes and livens up neutral toned spaces. For those outside of the islands, look toward big leaf flowers, like a single palm leaf, as they tend to make a statement. Stop by your local farmer’s market to pick up your fresh staging flowers.

Unsung Staging Hero

Essential for gathering staging info like the square footage of each room or height of counters so you can pair with the right stools. You’ll never run out of things to measure when decorating a home. This little guy doubles as a fun staging tool and a bottle opener to celebrate another successfully staged home.

Art Paints Empty Walls with Color and Style

Before Staging

Pre-Artwork

After Staging

Art fills empty walls with color and style, and turns excited buyers into new home owners. When selecting the piece consider the color, shape and how it compliments the room’s other staging items. In my new single family home, Kapiwai #22, I hung a beautiful painting by renowned artist Betty Martin. Martin, who now lives on Oahu, has work featured in New York’s iconic Flatiron Building.

Set It & Forget It: Oil Diffuser

Appealing to Buyer’s sense of smell is an underutilized tool in home staging. A property’s scent sets the tone for an open house or private showing. Burning scented candles is one option, but that entails remembering to light each candle and blow them out. For a set it and forget it option, look toward oil diffusers. I love using SoHa’s Reed Diffusers which are made in Hawaii and fills the space with an pleasing fragrance welcoming Buyers into the home.
